Robert Colacion is a founding partner of Gateway Business Properties, a full service commercial real estate firm based in the South Bay region of Los Angeles. With over 27 years of success as a trusted advisor and more than 30 years of experience as a real estate investor, he has the expertise, experience and reliable network of resources to efficiently accomplish your stated goal.

With a focus on sales and leasing of commercial/industrial properties in South Los Angeles County, North and West Orange County, Robert’s area of expertise includes valuations, investment property sales, owner representation including tenant retention & leasing services, and tenant representation. Robert’s integrity has enabled him to develop a reputation of cooperation with his competitors and has earned him the trust of clients who value his honest and thorough approach of advising as if he were making the decision on his own behalf.

Robert has developped working knowledge in directing the repositioning of properties to enhance value, multiple sales of commercial/industrial properties for redevelopment to residential, sales of environmentally impacted properties, assemblage of multiple parcels/owners to improve marketability/value, sales of retail strip centers, sales of fully leased properties and has personal experience in  obtaining both conventional and SBA loans. Additionally, Robert is an experienced owner operator of two vacation rental properties in Dana Point.

THE HOME DEPOT, Cypress, CA

Coordinated the assemblage of 10.5 acres of land from multiple owners and successfully pitched the location to The Home Depot which constructed an new 100,000 SF store. Patrick Cornejo co-brokered the transaction.

PACIFIC LOGISTICS CORP,  Pico Rivera, CA

Represented PLC in a multi-year lease of a 202,000 SF Class A distribution facility.

UNBRAKO LLC,  Downey, CA

Represented Unbrako LLC, a leading international fastener company, in leasing a 40,284 SF distribution facility in Downey. This facility will serve as its USA headquarters as well.

AUTONATION, Buena Park, CA

Represented AutoNation’s House of Imports Mercedes Benz in its acquisition of a 40,000 SF industrial building which was converted to an off site service facility.

CONYSYS, INC., Torrance, CA

Represented Conysys, a leading specialty connector company, in its acquisition of five (5) industrial buildings which served as its world headquarters.

ARTESIA SQUARE, Gardena, CA

Represented both Buyer and Seller in the sale of a 7 acre industrial site to a mixed use developer. Entitlement process involved the creation of a Specific Plan for Gardena’s Artesia Corridor.

OFFICEMATE INTERNATIONAL, Walnut, CA

Represented OIC in a lease of 57,000 SF of Class A distribution space to serve as its West Coast hub. OIC is a leadiing manufacturer of office supplies/accessories.

THE OLSON COMPANY, Buena Park, CA

Represented The Olson Company and multiple sellers in assembling 15.7 acres of industrial land redeveloped into a transit oriented community adjacent to the Buena Park Metrolink station. Process included the demolition of a 100,000 SF distribution facility, a multi-tenant industrial park and a contractors yard.

BENETTI’S ITALIA, Rancho Dominguez, CA

Represented Benetti’s in the purchase of a 104,000 SF industrial facility that formerly housed James River Paper Company. Benetti’s is a manufacturer and importer of fine furniture.

MOBILE STORAGE GROUP, Gardena, CA

Represented MSG in its acquisition of a 4.5 acre industrial site in Unincorporated Los Angeles County for the storage and conversion of ocean containers. Also represented MSG in disposing of and excess facility in Hollywood, New Jersey. MSG was later acquired by Mobile Mini, a publicly traded company.

DUGAN INDUSTRIAL PARK, Unincorporated Los Angeles County, (Gardena) CA

Directed the repositioning of this 61,120 SF multi-tenant industrial facility and adjacent 2 acre truck yard. Advisory services included directing the reconfiguration of fencing, addition of automated gates, restoration of irrigation systems and landscape, reconstruction of trash enclosures, improved lighting, refurbishment of offices and standardization of improvements, implimentation and enforcemnt of rules and regualtion. This repositioning permitted the property to navigate the 2008 finacial crisis and aftermath with minimal vacancy and disruption of cash flow.

CAROB WESTERN LLC, Gardena, CA

Acquired and repositioned a dated 7,800 SF multi-tenant industrial facility. Transitioned from tenants who posed environmental and/or insurance risks to light industrial, low impact, low risk tenants. Utilizing the industry preferred AIR Commercial Real Estate Association leases, the refurbished property was quickly released and enjoyed a 100% increase in NOI within 3 years.

After achieving President’s Club and Salesperson of the Year Honors as Daum Commercial Real Estate’s top grossing agent, Robert become a founding partner of Gateway Business Properties in 1998. Now in its 18th year, Gateway is recognized as a leading firm in the South Bay industrial marketplace.

Robert resides in Fullerton, CA, is married and a father of three. Interests include skiing, photography & travel.
